So close.. but its too far away for all of my real needs... I almost threw a down payment on the idea of a 12yr loan with the owner carrying the paper that I could have somehow made a 314 acre property with water rights and two wells MINE; it has a 16" well NE corner of property and a 4" well near the current and dilapidated house that needs to be torn down to the concrete foundation, its condemned. It used to be a functional ranch a decade ago or so in Nye County, which is the county I am looking to be in. If I was looking for a retirement getaway I wouldn't have thought more than twice as I wanted a property of at least 100-120 acres in the somewhat middle of no where, and NOT in Clark County Nevada. Problem is for multiple business purposes.. the one way 4.5hr commute just isn't doable. Even for having full access to it, working on it, maintaining it, making improvements like grading and shaping the land some, saving up to put a 60'x105' slab foundation for a 40'x80' 22'ft pole barn so I can do an inside and outside finger lift and still park an RV 5th wheel on the side; I cant be realistically more than an 75-90 mins away max which limits me in Nye County or NW corner of Arizona which I don't know if I wanna deal with that headache either. Fack! Why the hell does Clark County have to be so damn ridiculous or even large? 1st world problems..
